unit buliding time - predicted and real

Which parameters go in for calculating the time needed to build new units and up to which degree they come into the equation (mean: are there caps of any kind)?
This question is both for the predicted building time as for the real time as seen, when the unit is finally released. Please feel free to answer as detailed as possible.

Remarks: As what I know so far NM plays a minor role and there seem to be random factors each turn.

I am not really a detail guy (Do you know Donald Sutherland's role as Oddball in Kelly's Heroes? That me, I drive the games but do not understand them.) Have you visited the really excellent articles found here

These places provide a lot of the detail you seek. You will find it depends upon whether you are building militia, regulars or artillery; each operate under different build protocols. Predicted times are pretty close to real time in most instances. The discussion on artillery will explain why it sometime varies with guns. And in the quick reference guide you will see how militia and regulars impact each other.

To Durk: Actually I was using the search function. I went back manually to in the thread list for some 40 pages. And I had studied the mentioned guides before I asked this question. I didn't find - and still don't - any hint. My idea is, there is some formula like:
(100-BuildRate) x NM-modifier (maybe capped?) x model-modifier (or family-modifier) x random values x other factors = BuildTime in days

These other factors might be general WS-production, Money-production or said production in the city of appearance. I think, in some post that discussion has already been conducted, but I didn't find it anymore. One example about the difference between prediction and reality: one hospital unit was predicted to last 50 days until completion, in fact, it wasn't finished before 90 days passed by. Anyway, thx for the reply.
